Project Type: SEN School expansion and remodelling works

Pinnacle ESP were multi-disciplinary lead consultants on behalf of London Borough of Croydon on the new 1st floor staff facility extension and remodeling of the existing staff recreational and kitchen facilities at the Redgate School in Selsdon. The projects value was £450,000.00 with a project completion of December 2021 following a 6 month construction programme.

 

Redgate school is a SEN School who cater for primary aged pupils who have autism, profound and multiple learning difficulties and those who have severe learning difficulties. Their facilities include a sensory room, a soft play room, ICT facilities and a sensory garden.  This project was designed to RIBA Stage 4 with Pinnacle ESP’s in house Architects, MEP consultants, principal designers, Contract Administrators / cost management team supported by an external Structural Engineering team to provide the full detailed design Contract Administration and Project/Cost management of the project from inception / stakeholder, briefing and engagement process, through to completion, sign off and handover.

 

The project comprised remodeling of the existing staff recreational /kitchen facilities at ground floor at the East end of the school and a 130m² 1st floor extension to the school with significant remodeling to ground floor WC/cleaner’s facilities at the West End of the school. The design also included for  adequate natural lighting to the teachers PPA (planning, preparation and assessment) room, by building new windows along the external wall of the space.

 

The new build elements of the project required planning approval including detailed energy and sustainability reports and calculations ensuring a low carbon building was constructed.

 

The project was let under a traditional JCT Intermediate Building Contract (IFC) 2011 Contract with the PinnacleESP team administrating the Contract.
