Project Type: Conversion of office block to 48 new affordable homes 

PinnacleESP has been appointed to carry out full MEP services design on this exciting regeneration in the heart of Twickenham. The property comprises two existing buildings with the tower and gatehouse converted into 33 new apartments.

 

For the new build there are two elements, this includes the annex as a new extension to the tower comprising three maisonettes and two flats. The second element is a new infill comprising seven flats.

 

The central boiler plant shall feed a communal heating system via heat interface units within the refurbished office block.

 

The transition from offices to housing will mean changes to the electric water and gas loads to the site and PinnacleESP will be responsible for the site-wide gas, water, telecoms and electricity infrastructure.

 

The refurbishment of the office block is to achieve a BREEAM ‘Excellent’ rating and all elements of design shall focus on energy efficiency and sustainability. A BREEAM assessment will be undertaken and SAP reports and Energy Performance Certificates will be provided for each of the 48 properties.
