Bancroft TMC and Wickford Street Development

PinnacleESP were appointed by Tower Hamlets as part of the design team for the Bancroft TMC and Wickford Street site.

Tower Hamlets identified two sites to house new office space for Bancroft Tenants Management Cooperative, Womans Inclusive Team and 15 Residential Units from Ground to Fourth Floor and a separate site to house 18 residential units from ground to fourth floor.

As part of the work, PinnacleESP designed the new builds to comply with London Plan and Building Regulations as well as taking into account TM59 overheating requirements.

To ensure compliance, with the London Plan and minimum 45% Carbon dioxide emission reductions, communal air source heat pump systems were designed to provide heating and hot water to the office and residential spaces.

The stringent requirement also meant a 13.4 Kwp PV array was required.

The use of MVHR Ventilation and openable windows was modelled using IES Thermal Modelling software and designed to offset any overheating risk to the building.
