The project was undertaken within an existing office accommodation located in the west end of Newcastle upon Tyne, located within walking distance of the Newcastle United’s football ground with easy access to the city center.
Comprising 6 floors of open plan office accommodation, the project refurbishment involved the complete replacement of the foyer area, located on the ground floor.
The reception was extended and refurbished from a conventional reception and secure staff turnstile access area into a high quality contrasting area for multiple purpose usage affording a sense of arrival to the visitors and staff alike. The feature of the reception area was that the impact of the mechanical services were minimized to avoid detraction from the visual impact of the reception.
Feature lighting systems were developed in conjunction with the architect to enhance the features of the various details to the reception area.
The refurbishment of the office spaces were undertaken with existing tenants insitu with all of the complications of planning and coordination between the existing building users and the construction works.
The works comprised Mechanical and Electrical building services to the ground floor, 2nd, 6th & 7th. The electrical building services element comprised the renewal of the existing, lighting, small power, fire detection, security and data. Including distribution boards and all sub circuitry. The electrical services were renewed to achieve an open plan arrangement to meet the clients requirements with floor void distribution for power and containment for IT.
The existing mechanical building services were in general retained though extensively refurbished and revised to deliver a more controllable and flexible use of the lettable spaces. Works comprised extensive alterations to the existing heating cooling and ventilation systems.
The Building Services elements comprised chilled beams, concealed fan coil units and conventional radiators, while the delivery of hot & cold water for human consumption were delivered via the existing systems servicing, toilets, shower areas with supplies to CAT5 facilities for irrigation and bicycle washdown.
