This ambitious regeneration project will see the transformation of Gascoigne Estate in Barking into a thriving hub for the community.
PinnacleESP has been commissioned to design the mechanical and electrical services for phase one of the project, which comprises 421 new homes and part of the public square. All homes and facilities will be built to a high specification with features to improve environmental sustainability.
Overall the development is set to see the creation of 1,600 new homes, a primary and secondary school, green spaces and community centre over the next nine years. Altogether, the contract represents a value of approximately £41.5m.
For this first phase, Bouygues has already won a ‘Project Award’ from the Housing Design Awards. The awards celebrate excellence and sustainability in homes design.
The services works consist of an energy centre sized to 6.6mW of boilers with heat stores and 600kW of CHP to serve this phase and future phases. In addition to this the project comprises three transformers and a significant site wide infrastructure scheme.
The construction of the project is based on a French technique of pouring main internal dwelling walls and floor slabs first with all services embedded. This entails all heating and hot water pipework buried in the ground floor slabs and an electrical Octopus’ system in the ceiling slabs which run in Rebar system prior to pouring. This requires precise dimensioning of services.
