PinnacleESP were appointed by Daniel James Developments to undertake full MEPH design services for 2No. high end residential properties in the Essex Country Side.


The project involves the demolition of a brownfield site comprising a 1970s farmhouse in poor condition. The existing property shall be replaced with 2 residential single storey dwellings with basement levels.  


Pinnacle ESP’s appointments included full detailed design alongside energy consultancy services.


The project included the coordination and building services design of the basement swimming pool in each residence, gym, sauna, spa and cinema room. All facilities were sub terrain requiring a sympathetic approach to the design of mechanical ventilation and thermal comfort control.


The dwelling included underfloor heating throughout including the attached triple garage, high end Audio & Visual systems and lighting control.


Both dwellings incorporate flat green roofs and discrete photovoltaic arrays to minimise the impact on the surround countryside.
